How to Choose a Home Inspector in Vancouver

Since January 2009 home inspections in Vancouver have been regulated by the consumer protection agency of BC.  This requires that licensed inspectors maintain membership in good standing in a designated professional association and carry professional liability insurance coverage.  

old-house.jpgFees for home inspections range between $350 and $500 and are calculated on factors including, type of property (home, townhouse, condo), square footage, age, additional suites, crawlspace versus basement. 

After the inspection you should receive a written report detailing the condition of all principal components of your home including: lot grading and drainage; garage and carport; structure; exterior wall; windows, and doors; porches, decks and handrails; roofing, gutters, chimneys and skylights; attic ventilation and insulation; interior walls, ceilings and floors; kitchen and bathroom; basement and crawl space; foundation and structure; heating system and fireplaces; electrical and plumbing systems.

Questions you want to ask a prospective home inspector include:

1)    Are you a licensed home inspector?

2)    Are you insured? Do you guarantee your inspection?  If so, for how long?

3)    Are you experienced in residential construction?

4)    Will you provide me with references from past clients?

5)    Do you provide a written report with photos?  Will you be available to explain your findings and how you arrived at them?

6)    How much time will you devote to inspecting my house?  Note:  It should be between 2.5 and 4.5 hours depending on size, age, number of crawl spaces whether or not there are out buildings, or any additional considerations.

7)    Do you use state-of-the art inspection tools?  These might include: moisture meters, gas detectors, laser thermometers, thermal imaging camera and telephoto lenses all of which reduce the risk of error.

8)    Do you include inspections for mold and radon in the price? 

9)    Is follow up included in the price?
