What is a home inspection?

Why do I need a home inspection?

Buying a home is an incredibly exciting purchase and is one of the largest investments that most people will ever make. In order to avoid costly repairs and issues with your new home, hire a certified home inspector to be an impartial third party professional. Using technology, innovative tools and education in the field, certified home inspectors are unbiased and able to inform you of the potential and probable issues with the home. 

What does a home inspection include?

Home inspections include assessment of all major home systems, structure, and appliances. We also include an infrared scan, moisture meter scan of all bathrooms and suspect areas as well as a digital report of deficiencies for all of our clients. All clients can also receive a complimentary walk-through with the inspector. This will provide you with guidance on operating and maintaining the home in the future as well as clearly describing the problems and required repairs. Our inspectors will also identify and tag water, gas, and electrical shut-offs. 

Why can’t I do it myself?

Home Inspectors are impartial third party professionals with the training and tools required to do a thorough assessment of the home in question. Even the most experienced homeowner generally lacks the in depth knowledge necessary to complete a proper home inspection. Having I Find It Inspections complete your home inspection is a sure way to have an objective and professional opinion on your potential investment. 

Do I need to be there during the inspection?

We don’t require that you’re present for the inspection though it is recommended that you attend in order to learn from the inspector, first hand, the potential and identified problems with the home. 

How long will the inspection take?

At I Find It Inspections, our goal is to provide you with the most comprehensive home inspection on the market. We will take as much time as is needed to thoroughly. On average, our inspections range from 2-3.5 hours. This depends on many factors such as square footage, age, and the condition of the home. 

Does a newly constructed home need an inspection?

A third party inspection of a new home is essential. By having a professional home inspector assess the home, potential problems can be detected while they are still easy to correct. Our report can then be emailed to the builder so they can make the necessary repairs before you move in. It is not unusual for tradesman to “cut corners”, that you may not notice unless you are a expert in construction. 

Can a house fail a home inspection?

No, a home professional inspector does not pass or fail a house. It is our job to assess the physical condition of the property and identify current and potential problems. We can make recommendations regarding the integrity of the home, but do not pass or fail the home in any regard. After we present the inspection report trust the buyers will have all the necessary information to make an informed decision. 

Will you fix the problems you find during the inspection?

No, we do not make any repairs. It is our job to be an impartial and professional third party to inspect the home and provide clear descriptions of problems and recommended repairs. We do point our clients in the right direction in order to find the adequate tradesman. Example: an electrical defect would require a licensed electrical to make the repairs. 

How much does a home inspection cost?

What are the advantages of a pre-listing inspection?

Pre-listing inspections are becoming more and more common in the Greater Vancouver housing market. Why? Because one of the last subjects to sale is the home inspection, which is not a requirement such as financing, but is necessary to protect all parties and provide peace of mind. By having a pre-listing inspection completed, this removes the timeline of the potential buyer having to schedule their own as an inspection report is readily available to them. This assists in completing an expedited sale in a booming real estate market. 

What is a mold inspection?

Mold inspections are a complete inspection of your home or commercial property where we look for mold related issues. All air and surface samples collected from the inspection site are submitted to a local independent laboratory for analysis. All of the information gathered allows us to create a comprehensive report where we let you know if there is a problem or not, where the sources are, and what needs to be done to fix the issue.
