As part of our condo inspections we read through the strata minutes and deficiency reports of the condo for our clients. These reports offer vital insight into the building in its entirety as well as detailed expenditures to help inform you of any future costs. We offer a full inspection of the building; not just the interior. Our trained inspectors can help to identify future problems with the building.
We also examine lot grading and drainage, exterior walls, doors and windows, decks, retaining walls and stairs, roofs, gutters and chimneys, insulation, interior walls, floors and ceilings, heating and cooling systems, fireplaces, kitchens, bathrooms, plumbing, electrical, and all major appliances.

Condo Overview and Functionality
As trained professionals we know how buildings should work and more importantly how they should be built for our wet BC climate. One of the most vital components of our inspection process is determining where rain (water) is going to travel once it hits your home. Adequate overhangs to protect your home’s walls and windows, property slope, drainage holes and proper flashing installation are some of the key components, but can often be missing or defective.
Look for Hidden Damage
We live in the age of ‘do it yourself’ repairs. This method does save the home owner from having to pay a licensed professional, but how do you know if it was done properly and safely? Knowing how a home should work and understanding the operational components are vital for detecting faulty repairs due to improper construction and/or leaks that generate unexpected costs in the future.
Read below about the different types on inspections we offer.
Pre-Purchase Condo Inspection
This is the most common inspection as it gives our clients a detailed overview of the home. We spend 3-5 hours examining every inch of your home, observing every system and operation to marginalize your risk of having to spend more money after you move in fixing unforeseen problems. We have saved clients thousands of dollars in the past by uncovering deficiencies the home owner did not know existed.
Pre-Listing Condo Inspection
Having your home inspected before you sell can have many financial advantages and also streamline the process. It allows you to make any necessary repairs or maintenance so you can sell your home with confidence knowing you have done your part as an honest home owner.
New Condo Inspection
Most new homes sold today have a warranty that protects the home owner. What this warranty does not offer is the peace of mind knowing you are bringing your family into a safe environment. We have found major deficiencies in new homes that would cost the buyer countless hours of inconvenience as well as damage to their personal property.
1-2-5-10 Warranty Inspection
Having a home warranty ensures repairs are covered so you do not incur any expenses. Not knowing there is a problem until after the warranty has expired can be frustrating and expensive. We are the trusted professionals that find it, potentially saving you thousands of dollars and giving you peace of mind.
Mold in your home is a major health concern and can destroy a building over time. We are professionally trained mold inspectors – certified to test and identify mold in your home. Our inspectors use mold testing swabs and air sampling to provide you with a detailed report. Our findings are sent to a local laboratory and analyzed by technicians to give you an impartial third party review of our testing. We then provide you with a detailed report along with solutions for remediation or repairs.
Infrared Camera Imaging Detection
Using an infrared camera allows us to see differences in temperature which is referred to as thermal imaging. The reading from the camera and knowledge of the system being inspected allows us to detect water leaks, over-heating electrical breakers, lack of heat in rooms and many more that the human eye could never detect. This service is included with every home inspection at no additional cost.
Air Quality and Mold Inspection (certified)
Although we are always looking for high moisture levels; an air quality inspections allows us to positively identify species and amounts of dangerous molds. This can only be verified by a technician in a working laboratory. Our inspectors are qualified in sampling and testing for mold in your home.
To help save trees and the environment we provide you with a digital inspection report. Should you want a printed report we are also happy to provide one for you.
